You are thinking about buying a new home for yourself. It really looks good and there are just the right number of rooms and that family room is what you have always wanted. The problems the house may have are things that you might not be able to see. You can tell that the toilet can flush and the faucets work, however, you do not know what the plumbing looks like under the house. The main reason these inspectors are in the business of checking out houses is to make it easy for the buyers to know what they are getting into. Some of the sellers will have these same people inspect the house before they are offered, but that does not mean they will follow up on something you do not know yet. When you hire a home inspector, you are getting someone who knows construction. They have been involved in many of the construction trades or in the field of selling homes. They have sufficient need or desires to want buyers to be protected from sellers who do not give them the whole picture.

This careful inspection will also be conducted in the crawl space or basement. Any smells that lead to mold will be noted. Plumbing will be looked at and tested in various ways. They want to be able to present you with a complete snap shot of this house and its condition.

All faucets, toilets, sinks, water heaters and bathtubs will be checked. The electrical panel will be examined to ensure it is up to code. Laundry equipment, if available, will be tested for safety. All paint will be tested to establish the safety of this material as well. Windows, doors and other openings will be tested for weather proofing.

In order for you to protect yourself from buying a house with problems, these inspectors must look at everything. The heating and air conditioning will be included in the list of items to check out. This entire detailed inspection will only give you a glimpse of the condition of this structure as of this date. The inspector hired is there for your protection and information and should not be counted on as a repair consideration.
